Approach

In 2011, Node were commissioned to provide urban design and masterplanning services for the purposes of supporting an outline planning application for a large greenfield site located to the south of Newport, Shropshire. Consent was granted and subsequently Node were recently retained to support the sale of the eastern portion of the consented site by supporting a pre-application process to amend the consented scheme from employment uses to residential.

Node refreshed the previous work originally undertaken to revisit the site and contextual analysis. This analysis, together with a recognition of the site’s specific opportunities, allowed Node to develop a series of spatial design principles and vision for the potential development of the site.

Impact

Working closely with the appointed drainage consultants, Node produced a number of block plan options to accommodate the various potential drainage strategies. Following the selection of a preferred option, Node produced an illustrative layout for a 200 unit residential scheme that reinforces the positive characteristics of the local built context, whilst also providing a safe pedestrian and cycle link between existing residential areas to the west and the retail centre to the east.

Node subsequently supported the consultant planning team by leading a pre-application meeting on the revised scheme which received a positive response from the planning authority. The site is currently going through the sale process.
