M F Strawson Ltd and Sir Richard Sutton Ltd: local land owners aiming to create a legacy development that is celebrated by the existing and future communities

Approach

Node were commissioned by the site’s landowners to provide urban design, landscape and heritage services for the production of a design code for the Grimsby West strategic housing allocation. The design code was then to be submitted to North East Lincolnshire Council for formal adoption. The masterplan and design code were required to deliver:

  • A sustainable urban extension of 3,500 new homes
  • Comprehensive, efficient and timely delivery of the housing development and essential infrastructure
  • Placemaking and design quality at the heart of the process
  • Effective community engagement.

Impact

Node undertook detailed baseline assessment to understand factors influencing the site’s regionally significant Freshney Valley river corridor, local heritage assets such as Great Coates Conservation Area, as well as the existing provision of amenities, services and transportation options within the adjacent urban areas.

This process, together with a sensitive analysis of local development character, actively informed the production of site specific design principles and a strong vision for the site. From this contextually rooted process, a masterplan and supporting design code will be subsequently developed for the site, setting out how the design vision should be achieved. The project is still under development.
