St Philips Ltd: A professional land developer and master developer

Approach

Node were commissioned by St Philips to undertake a visioning and landscape visual impact exercise for the purposes of promoting the greenfield site for a residential development allocation within both the City of Wolverhampton and the Black Country Local Plans.

Node undertook a thorough site and contextual analysis, including a detailed character assessment to understand the distinctive features of the local built form as well as the landscape characters of the site. This analysis, together with a recognition of the site’s specific opportunities, allowed Node to develop a series of spatial design principles and vision for the potential development of the site.

Impact

Node produced a development vision for the site for to support the promotion for allocation within both the City of Wolverhampton and Black Country Local Plans. As the site is split across the two authority jurisdictions, only the western portion of the site received an allocation within the City of Wolverhampton Local Plan.

Subsequently, Node have undertaken a further urban design exercise to understand how the site will relate to the other surrounding housing site allocations. This resulted in the creation of a residential scheme of 24 dwellings that integrates within the wider housing allocation masterplan, whilst also providing a scheme that is deliverable on its own merits.
